Application fees are $50 per applicant. An additional Hold Fee of $250 is required when you submit an application. The hold fee will be applied to any required Security Deposit. The Security Deposit is $250 an up to one month’s rent, based on individual credit. Team Avia will explain all the details and review fees when you lease your new home.
Each individual age 18 or older who wishes to reside in the apartment will submit a separate Application for Residency and provide a valid social security number and driver’s license or government issued photo identification or passport. If an individual does not have a Social Security number, Form I‐551 (green card), Form I‐688, Form I‐688A, or Form I‐94 plus the corresponding passport and Visa may be used in place of a social security number. Inquiries will be made regarding an applicant’s credit history, employment history, public records information and previous rental and housing information. This information will determine if the applicant will be accepted for an apartment at our community. Please call the office at (804) 593-1896 for further detailed information.
Two occupants per bedroom. Family members under 12 months of age at the time of lease signing will not be considered an occupant for purposes of this standard. Should the individual reach the age of 12 months during the lease term, the household will be required upon the expiration of their current lease to either transfer to a larger apartment at the community which meets the guidelines or give notice to vacate at the end of the lease term.

Avia loves pets and provides special community features for your companions. Enjoy our Four Paw Pet Spa and Leash Free Park! Also, Avia hosts special community events for our furry friends. There is a $350 Non-Refundable Pet fee and a $25 per month pet rent, per pet. Team Avia will provide all the details and Pet-Friendly features that the community has to offer.
There is no Natural Gas at Avia. The utilities that you pay are water/sewer, trash and electric. Also, there is $3/month for pest control. All this information will be given to you during your scheduled tour of Avia.
We make sure that your home is treated before you move in and on a routine basis while you are a resident. This is covered by the $3/month pest control charge.

Our recycling area is located at behind the main compactor. You can access this area during the week on Tuesdays and Thursdays. While recycling is optional, we hope you will consider the environment and join the Team Avia in creating a better tomorrow by recycling.
There is a main compactor located at the back entrance of Avia. If you are a resident of 4501 Avia Circle (Building 11), you may dispose of trash by accessing the trash chute rooms on levels 2, 3 and 4 or by using the main compactor.
Parking is first come, first serve for Avia’s residents and guests. Garages are available for rent.
Garages lease for $300 a month and follow the terms of your specific lease.
Avia offers two Electric Car Charging stations, located next to Avia’s Car Care Center. Team Avia can provide all the information for SemaConnect’s charging app.
Our apartments are already equipped with full size washers and dryers and are permanently installed in each individual home, for your convenience.
There are no-smoking areas on property. We ask that residents refrain from smoking inside apartments or in any Avia amenity area. Smoking is however allowed on individual patios or balconies.
